TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 15, 2016, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2642, at Page 487, Jacob Woolum aka Jacob Andrew Woolum and Timothy Woolum did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on July 3, 2025, at 11:17 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Kyle District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of ground, situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Cameron Place, a subdivision of the east one-half of the North one-half of block Twenty-one (21), Woodside Place, which said map was made by S.V. Haworth, Civil Engineer, recorded in the office of the Clerk of the County Court of Cabell County, West Virginia, May 31, 1941, in Map Book No. 4, Map No. 58, as Lot Number Five (5). Being the same property conveyed to TIMOTHY WOOLUM by ANNA LOU WOOLUM, who reserved a life estate and having since died, by deed dated November 23, 2011 and recorded in the office of the Clerk of the County Commission of CABELL County, West Virginia, in Deed Book No. 1246, at page 9. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 303 10th Avenue, Huntington, WV 25701. AND BEING the same real estate which was conveyed to Jacob Woolum aka Jacob Andrew Woolum and Timothy Woolum, by Deed dated October 17, 2016, from Timothy Woolum, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1355, at Page 313. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
