NOTICE OF TRUSTEE'S SALE NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by the virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated September 4, 2009, executed by the Borrower, Erica Cheetham to Samuel A. Vallandingham and Philip Vallandingham, the Trustee, of record in the Office of the Clerk of the County Commission of CABELL County, West Virginia, in Book 2297 Page 203. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1020 12th Avenue, Huntington, West Virginia, 25701. Pill & Pill, PLLC was appointed as Substitute Trustee by a SUBSTITUTION OF TRUSTEE dated July 14, 2025, of record in the Clerk's Office in Book 424, at Page 477. The Borrowers defaulted under the Note and Deed of Trust and the Substitute Trustee has been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustee will sell the following described property to the highest bidder at the front door of the Courthouse of CABELL, in Huntington, West Virginia on the following date: September 25, 2025 at 11:32 a.m. All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, known and designated in a map of said City made by L.W. Leete, Civil Engineer, a copy of which map was filed on December 31, 1903, and is of record with the Office of the Clerk of the Cabell Count Commission as the easterly 20 feet of Lot No. 12 and the westerly feet of No. 11 Block No. 129 and being more particularly described as follows: BEGINNING at a point in the north line of Twelfth Avenue, which point is easterly 160 feet form the point of intersection of the said line of Twelfth Avenue, with the east line of Tenth Street; thence with the said line of Twelfth Avenue easterly 50 feet; thence northerly and parallel to the said line of Tenth Street, 200 feet to a point in the south line of a 20 foot alley, thence with said alley line westerly 50 feet; thence southerly and parallel to the said line of Tenth Street, 200 feet to the point of BEGINNING; And being the same properly conveyed unto John R. Cheetham and Erica Cheetham, by Mari L. Sevey, by deed dated the 11th day of May 2000, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book No. 1065, Pg 570; said John R. Cheetham having conveyed his undivided one-half interest unto said Erica Cheetham, by deed dated the 30th day of November 2007, and recorded in said Clerk's Office in Deed Book 1180, Pg. 751.
