NOTICE OF
TRUSTEE’S SALE

NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated January 25, 2013, executed by Borrower(s), Kevin D Barker and Reta D Barker, to Stephen L. Thompson, the Trustee of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Book 1749, at Page 92. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of Rt 1 Box 151 A, Washington, WV 26181. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated September 2, 2025, of record in the Clerk’s Office in Book 2383, Page 277. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wood County, in Parkersburg, West Virginia, on the following date:

24th day of October, 2025 at 11:40 a.m.

The land referred to herein below is situated in the county of WOOD, State of WV and is described as follows:

ALL THAT PARCEL OF LAND IN WOOD COUNTY, STATE OF WEST VIRGINIA, AS MORE FULLY DESCRIBED IN DEED BOOK 1052, PAGE 763, ID# 5755, BEING KNOWN AND DESIGNATED AS:

A METES AND BOUNDS PROPERTY, CONTAINING 2.38 ACRES, MORE OR LESS. Situate in the District of Lubeck, County of Wood, and the State of West Virginia, more particularly bounded and described as follows, to-wit:

BEGINNING at an iron pipe in the northerly line of New England Ridge Road at the southeasterly corner of the tract of land of which the parcel hereby conveyed in a part, thence within the northerly line of New England Ridge Road N. 78* 24′ W. 75.00 feet to a hub and N. 82* 22′ W. 70.00 feet to an iron pipe at the southerly common corner of Lots “A” and “B” hereby conveyed, and N. 86* 15′ W 70.00 feet to a hub and N. 88* 15′ W. 75.00 feet to an iron pipe; thence leaving said New England Ridge Road N. 4* 50′ E. 111.07 feet to an iron pipe; thence N. 4* 50′ E. 192.58 feet to an iron pipe; thence N. 72* 08′ 30″ E. 212.17 feet to an iron pipe at the northerly common corner of said Lots “A” and “B”; thence S. 74* 38′ E. 104.51 feet to an iron pipe; thence S. 6* 15′ W. 373.40 feet to the place of beginning; containing 2.38 acres, more or less, and portrayed as Lots “A” and “B” on a plat of survey dated July, 1988, made by Dale C. Flower, Licensed Surveyor, said plat being of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book No. 866, at page 945.

TERMS OF SALE:

1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
