The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 4, 2015, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1882, at Page 89, Joel J. Green did convey unto James C. Gardill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
November 5, 2025 ,
at 8:00 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
BEGINNING at a point in the easterly line of Jefferson Street, which said point is 50 feet north of the northerly line of 40th Street; thence with the east line of Jefferson Street, in a northerly direction 50 feet to a point; thence in an easterly direction 100 feet to a point; thence in a southerly direction 50 feet to a point; and thence in a westerly direction 100 feet to the place of beginning, being part of Lot No. 54, Holmes Park Addition No. 1, a plat of which is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 3, at page 32, and being Lot No. 1″, which said plat is of record in the aforesaid Clerk’s Office in Deed Book 448, at page 423.
BEING the same real estate conveyed unto Joel J. Green, by Rose M. McConathey, by Pamela Whitlock, her Attorney-in-Fact and Pamela Whitlock, by deed dated August 4, 2015, and to be recorded in the aforesaid Clerk’s Office immediately prior hereto.
This conveyance is subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to oil, gas and mineral reservations, exceptions and leases appearing in the chain of title.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 4002 Jefferson Street, Parkersburg, WV 26104.
AND BEING the same real estate which was conveyed to Joel J. Green, by Deed dated August 4, 2015, from Rose M. McConathey, by Pamela Whitlock, her Attorney-in-Fact and Pamela Whitlock, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1233, at Page 466.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
