NOTICE OF TRUSTEE'S SALE

Under authority of that certain Deed of Trust dated July 15, 2021, from Samantha Barnes to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia on Roll No. 5074, at page 3353, securing a promissory note in the principal amount of $50,000.00 payable to The Cadle Company, and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by The Cadle Company, the undersigned Trustee will offer for sale at the front door of the Raleigh County Courthouse in Beckley, West Virginia on November 18, 2025 at 11:45 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all of that certain tract or parcel of land, together with all of the buildings and improvements located thereon and the easements, rights of way, and appurtenances thereunto belonging, situated in Raleigh County, West Virginia, and more particularly described as follows:

BEGINNING at a copper plug in rock wall left side of driveway as shown on said map; thence with said right of way line S. 34° 42' E. 21.26 feet to a stake; thence S. 68° 26' E. 132.74 feet to a stake right of Route 3; thence S. 17° 48' E. 717.8 feet to a stake by a large rock; thence N. 60° 15' E. 81.7 feet to a white oak; thence N. 11° 45' W. 186.0 feet to a stake; thence N. 6° 50' W. 212.0 feet to a stake; thence N. 31° 55' E. 24.7 feet to a stake; thence leaving Vence Dillon's line N 86° 17' E. 119.25 feet to a stake; thence N. 67° 38' E. 54.36 feet to point of beginning at copper plug in rock wall.

Being the same property conveyed from The Cadle Company to Samantha Barnes by Deed dated July 14, 2021, of record in aforesaid Clerk's office on Roll No. 5074, at page 3352.

Terms of the sale: cash due on date of sale.
