TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 8, 2017, and duly recorded in the Office of the Clerk of the County Commission of Roane County, West Virginia, in Deed of Trust Book 340, at Page 249, Michael L. Blake did convey unto Drew Patton, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Roane County Courthouse, in Spencer, West Virginia, on November 13, 2025, at 4:15 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Spencer Corp. District, Roane County, West Virginia, and more particularly described as follows: All that certain lot, tract, or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate, lying and being on Church Street, in the City of Spencer, Spencer Corporation, Roane County, West Virginia, and being more particularly bounded and described as follows: BEGINNING at a corner of Lot No. 16 known as the Ice Plant property, on Church Street, and running thence in a northerly direction with Church Street, 42 feet and 3 inches to a stake; thence in an easterly direction about 150 feet to Spring Creek (being a parallel line with the south line of Lot No. 15 of which the property hereby conveyed is a part); thence up the creek 42 feet and 3 inches to the south line of said Lot No. 15 of which the property hereby conveyed is a part); thence up the creek 42 feet and 3 inches to the south line of said Lot No. 15 thence in a westerly direction with said line to the place of beginning. There is RESERVED and EXCEPTED from the above described lot or parcel of land the following parcels thereof: 1. A small tract containing 240 square feet, which was conveyed by W.L. Rose and Louise Rose to the United Fuel Gas Company by deed dated the 23rd day of April, 1917, and of record in the Office of the Clerk of the County Commission of Roane County, West Virginia, in Deed Book 31, at page 284. 2. A certain parcel of land containing 1800 square feet, more or less, conveyed by John J. Kemmner and Katie Belle Kemmner, husband and wife, to the State Road Commission of West Virginia, a corporation, by deed dated the 17th day of October, 1950, and of record in the said Clerk’s Office, in Deed Book 164, at page 13, and this conveyance is made and accepted subject to all rights of way and easements as set out and contained in said deed, to which deed is so recorded and reference is hereby made for a more particular description of said lot or parcel thereby conveyed and said rights of way and easements therein granted and conveyed. It is further understood and agreed that this conveyance is made accepted subject to a certain agreement between The Spencer Gas Company and Hugh Burdette, which writing is dated October 17, 1944, and is of record in said Clerk’s Office in Unacknowledged Writings Book No. 4, at Page 118. BEING the same property granted and conveyed to Michael L. Blake, by William G. Starcher and Christina A. Starcher, by Deed dated June 8, 2017, and of record in the said Clerk’s Office in Deed Book 588, at Page 169. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 515 Church Street, Spencer, WV 25276. AND BEING the same real estate which was conveyed to Michael L. Blake, by Deed dated June 8, 2017, from William G. Starcher, and recorded in the Office of the Clerk of the County Commission of Roane County, West Virginia, in Deed Book 340 at Page 249. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
