The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 9, 2015, and duly recorded in the Office of the Clerk of the County Commission of Morgan County, West Virginia, in Deed of Trust Book 399, at Page 141, Christine I. Mullen did convey unto J. Michael Cassell, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Morgan County Courthouse, in Berkeley Springs, West Virginia, on
 December 16, 2025, at 1:00 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Allen District, Morgan County, West Virginia, and more particularly described as follows:
All that certain parcel of real estate, together with all the rights, rights-of-way, easements, privileges, improvements and appurtenances belong thereto, situate in Allen District, Morgan County, West Virginia, more particularly described as follows:
LOT NUMBER ONE (1) of the LITTLE CREEK SUBDIVISION, containing 2.36 acres, as designated on the plat of record in Deed Book 138, at page 107.  The plat of the LITTLE CREEK SUBDIVISION is of record in the Office of the Clerk of the County Commission of Morgan County, West Virginia, in Map Book 4, at page 20.  Lot Number One (1) on the original plat includes both parcels, which are designated as Lot 1 and Lot B on the plat of record in Deed Book 138, at page 107.  It is the intent of the Grantors herein to convey only that part of what was originally Lot 1 which is designated as Lot 1 on the plat of record in Deed Book 138, at page 107; it it the intent of a previous Grantor to reserve that part of what was originally Lot 1 which is designated as Lot B on the plat of record in Deed Book 138, at page 107.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2737 Fairview Drive, Berkeley Springs, WV 25411.
AND BEING the same real estate which was conveyed to Christine I. Mullen, by Deed dated March 9, 2015, from Russell H. Meadows and Misty D. Meadows, and recorded in the Office of the Clerk of the County Commission of Morgan County, West Virginia, in Deed Book 252, at Page 761.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
