Please take notice that the undersigned Trustee does hereby give notice that on the 16th day of January, 2026, at 10:00 a.m., he will, at the front door of the Hancock County Courthouse, New Cumberland, West Virginia, sell the following described properties which are secured by a Deed of Trust dated March 28, 2023, and recorded in the Office of the Clerk of the County Commission of Hancock County, West Virginia, in Deed of Trust Book 893, at Page 485, wherein Robinson and Son Construction; Elisha Robinson, Partner of Robinson and Son Construction; Karen Robinson, Partner of Robinson and Son Construction; and Brian E. Robinson, Partner of Robinson and Son Construction; and Elisha Robinson, conveyed to Daniel P. Taylor, as Trustee for Hancock County Savings Bank, FSB, the following described real property, to secure a Promissory Note dated March 28, 2023, in the amount of $550,000.00. Pursuant to the terms of said Notes, default having been made, the undersigned was requested in writing by the holder of the notes to conduct a sale pursuant to said Deeds of Trust:

Beginning at a concrete monument found at the north west corner of lot 10 of the Hamill plan of lots as on record in the Office of the Clerk of the County Court, Hancock County, West Virginia, in Plat Book 2 at page 28; also being the north west corner of lands of Despina Madias as on record in the Office of the Clerk of the County Court, Hancock County, West Virginia in Deed Book 178 page 694; thence with the west line of Madias south 38 degrees 41 minutes 50 seconds west 219.28 feet to a concrete monument found; thence continuing with the line of Madias south 43 degrees 17 minutes 40 seconds east 36.68 feet to a concrete monument found; thence south 49 degrees 32 minutes 10 seconds west 4.98 feet to a pin; thence south 54 degrees 46 minutes 15 seconds west 136.88 feet to a pin set on the bank of a run at the south west corner of Madias and in the east line of Mankowski as on record in the Office of the Clerk of the County Court, Hancock County, West Virginia in deed Book 214 at page 149; thence with the lands of Mankowski north 3 degrees 15 minutes 05 seconds east 129.42 feet to a concrete monument; thence north 29 degrees 39 minutes 15 seconds east 95.22 feet to a 1/2 inch pipe found; thence north 29 degrees 39 minutes 15 seconds east 152.99 feet to an iron pin in the south line of Pennsylvania Avenue and at the north east corner of Mankowski; thence with the south line of Pennsylvania Avenue south 59 degrees 39 minutes east 58.37 feet to a pin; thence south 3 degrees 02 minutes 05 seconds east 58.85 feet to a pin; thence south 53 degrees 02 minutes 05 seconds east 58.85 feet to the place of beginning containing .717 acres more or less as shown on the plat map attached hereto and made a part of this description.

All of that certain lot or parcel of land situate in the City of Weirton, District of Butler, County of Hancock and State of West Virginia, known, designated and described as Lot Number Seven (7) and part of Lot Number Eight (8) and ANG, in a plan of lots entitled “Harry Hamill Addition”, the plat of which is of record in the office of the Clerk of the Court of Hancock County, West Virginia.

Parcel 3
All that certain parcel of land situate in the City of Weirton, Hancock County, West Virginia, along the south side of Pennsylvania Avenue and being more particularly described as follows:
Beginning at the northwest corner of a .717 as conveyed to Robinson & Son Construction by deed on record in the Office of the Clerk of the County Court, Hancock County, West Virginia in Deed Book 236 at page 553; said corner being in the south right of way line of Pennsylvania Avenue; thence with the division line of the .717 acre tract and lands of the Grantor south 29 degrees 39 minutes 15 seconds west 152.99 feet to a 1/2 iron pipe; thence through lands of Blavos north 60 degrees 20 minutes 45 seconds west 60.40 feet (Deed shows 60 feet) to a point in the west line of Blavos and ease line of Pulice; thence with the said division line north 29 degrees 28 minutes east 152.99 feet to a 3/4 inch pin in the south line of Pennsylvania Avenue; thence with said Avenue south 60 degrees 20 minutes 45 seconds east 60.9 feet (Deed calls for 60 feet) to the place of beginning containing .213 acres more or less as shown on Exhibit A.
The purpose of this Deed is to convey a one foot strip of land which was previously omitted from that certain conveyance by Deed dated August 27, 1998, and which conveyed to the Grantee herein .207 acres, more or less. Said Deed is of record in the aforesaid County Clerk’s Office in Deed Book 243 at page 318. This Deed conveys not only the aforesaid additional one foot strip but also contains within the above-described description the previously conveyed .207 acres.

TERMS OF SALE: CASH
The Trustee or his successor may postpone the sale of the aforesaid property by public announcement at the time and place of sale or adjourn the same from time to time.

TERMS OF SALE:
1) The Property will be conveyed in an ” AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right to redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, right-of-ways, easements, covenants, conveyances and condition of record in the Clerk’s Office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code Section 11-22-2.
3) The Purchaser shall be responsible for the payment of all unpaid real estate taxes associated with the property.
4) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
5) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
6) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate the property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
7) The total purchase price is payable to the Trustee by cashier’s check, cash or equivalent within thirty (30) days of the date of sale, with ten percent (10%) of the total purchase price payable to the trustee at sale by cashier’s check, cash or equivalent.
8) In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
