Pill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse, in Clarksburg, West Virginia, on March 26, 2026, at 3:13 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Union District, Harrison County, West Virginia, and more particularly described as follows: All that certain tract or parcel of land, together with the buildings and improvements thereon and appurtenances thereunto belonging, situate in Union District, Harrison County, West Virginia, being more particularly bounded and described as follows: Beginning at a point in Secondary State Route No. 34, said point being the westerly part of the 3.25 acre tract of which the property herein conveyed is a part, and being a corner to land now or formerly owned by Alden Sidebottom, and running thence with Sidebottom, N. 7 35′ E. 182.77 feet to a poplar; thence N. 13″ 14′ W. 127.70 feet to a sycamore in the West Fork River; thence N. 88 22′ E. 140.03 feet to a point in the edge of the water; thence N. 84 50′ E. 69.29 feet to a point, corner to Lot No. 2; and running thence with the dividing line between the property herein conveyed and Lot No. 2, 1 33′ 32″ W. 198.12 feet to a point in the line of a stone road; and running thence with said stone road, S. 47 43′ W. 45.05 feet to a point; thence S. 47 03′ 26″ W. 172.24 feet to a point in the northerly line of Secondary State Route 34, and thence therewith N. 52 29′ W. 49.24 feet to the beginning, containing 1.1960 acres and designated as Lot No. 1 on the plat entitled “Plat Showing Subdivision of Property Owned by E. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
