The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated July 14, 2004, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1224, at Page 879, John D. Jones, II and Linda L. Jones did convey unto Richard A. Pill, Esq., Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
May 22, 2026 , at 4:20 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
Situated in the State of WV, County of Wood and in the City of Parkersburg.
BEGINNING at a point on the westerly right of way line of Ramsey Street, N. 25 00′ E. 176.30 feet from the northerly right of way line of 13th Street and from said point an iron rod (found) bears S. 27 00′ W. 0.17 feet, thence; with the common line of Lots (30) and (31) of J.V. Rathbone estate (Plat Book 1, page 1) N. 65 00′ W. 125.00 feet to an iron rod (set) in the easterly line of a 17.2 feet wide alley, thence; with the easterly line of said alley, N. 25 00′ E. 50.00 feet to an iron (set), thence; with the interior of Lot (29) of said J.V. Rathbone estate S. 65 00′ E. 125.00 feet to an iron rod (set) in the westerly right of way line of said Ramsey Street, thence; with the westerly right of way line of said Ramsey Street S. 25 00′ W. 50.00 feet to the point of Beginning and containing 6,250 square feet more or less, being all of Lot (30) and the southerly five feet of Lot (29) of J.V. Rathbone Estate (Plat Book, 1, page 1).

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1315 Ramsey Street, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to John D. Jones, II and Linda L. Jones, by deed dated July 14, 2004, from E. Steven Wilson and Mildred A. Wilson, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book, 1070 at Page 176.
The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
