TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 25, 2024, and duly recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia, in Deed of Trust Book 4192, at Page 648, Brent L. Rees did convey unto Marc J. Slotnik, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at 400 West Stephen Street, in Martinsburg, West Virginia, on

June 8, 2026, at 10:10 AM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Mill Creek District, Berkeley County, West Virginia, and more particularly described as follows:

All that certain lot or parcel of real estate, with the improvemets and appurtenances thereunto belonging, situate in the Mill Creek District, Berkeley County, West Virginia, and more particularly described as follows:

Lot No. 114, Section 5 of Inwood East Subdivision, as shown on that certain plat dated June 20, 1974, and recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia in Map Book 1 at Page 1. TOGETHER WITH the right to traverse the streets and roads of the subdivision in common with other lot owners.

AND BEING the same real estate conveyed to Elizabeth A. Cooke by Deed dated June 28, 1991, from Bruce W. Tinsman and Lynn M. Tinsman and recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia in Deed Book 483 at Page 50.

The said Elizabeth A. Cooke passed from this life on October 18, 2022, and by virtue of her Last Will and Testament, she devised the property to Cheryl A. Davis.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 68 Belle Boyd Blvd., Inwood, WV 25428.

AND BEING the same real estate which was conveyed to Brent L. Rees, by Deed dated October 25, 2024, from Cheryl Davis, and recorded in the Office of the Clerk of the County Commission of Berkeley County, West Virginia, in Deed Book 1500 at Page 410.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
