TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 9, 2015, and duly recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed of Trust Book 2092, at Page 482, Anthony Wilson and Christina Wilson did convey unto Douglas McElwee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Monongalia County Courthouse, in Morgantown, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Grant District, Monongalia County, West Virginia, and more particularly described as follows:
All that certain lot or parcel of real estate lying and being situate in Grant District, Monongalia County, West Virginia, and being more particularly described as follows, to-wit:
Beginning at a point, standing in northeastern limits of a 40′ right-of-way, being a common corner to Lots 26 and 25, the point of beginning; thence with the line of Lot 25, leaving said 40′ right-of-way, N. 58 46′ 00″ E. 161.73 feet to a 1/2″ iron pin (found), being a common corner to Lots 26 and 25, and standing in the southwestern limits of a 20′ undeveloped right-of-way; thence with two lines of said 20′ right-of-way, S. 65 17′ 00″ E. 34.28 feet to a 1/2″ iron pin (found) being at a common corner to Lots 23 and 27; thence S. 66 04′ 00″ E. 35.00 feet to a point, being a common corner to Lots 27 and 28; thence with a line of Lot 28 leaving 20′ right-of-way, S. 20 30′ 00″ E. 88.39 feet to a 1/2″ iron pin (found), being a common corner to Lots 27, 28 and 20; thence a line of Lot 20, S. 63 52′ 00″ W. 126.60 feet to a point, being a common corner to Lots 27 and 20, and standing in the northeastern limits of a 40′ right-of-way; thence with said 40′ right-of-way, N. 54 58′ 00″ W. 144.98 feet (passing through two point on/line at a distance of 10.00 feet and 53.71 feet) to the point of beginning, containing a total of 0.502 acres. As shown on a plat prepared May 21, 16999 by Blue Mountain Engineering and attached to and made part of that certain deed dated June 14, 1998, of record in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book No. 1180, at Page 606.
Being certain real estate conveyed to Toby L. Sites and Amey L. Sites by deed dated 06/14/98, of record in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1180, Page 606.
And further being all the same real estate conveyed to the Grantor(s) herein by deed of even date to be recorded simultaneously herewith in the Office of the Clerk of the County Commission of Monongalia County, West Virginia.
This conveyance is made subject to any and all existing reservations, restrictions, rights-of-way and conditions as are contained in the chain of title to said property.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 74 Lower Booth Road, Morgantown, WV 26501.
AND BEING the same real estate which was conveyed to Anthony Wilson and Christina Wilson, by Deed dated November 5, 2015, from Toby L. Sites and Amey L. Sites, and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1537 at Page 592.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
