NOTICE OF TRUSTEE'S SALE

NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated May 12, 2023, executed by Borrower(s), Garret Jones to Anna R. Ziegler, the Trustee of record in the office of the Clerk of the County Commission of Mercer County, West Virginia, in Book 1456, at Page 733. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1238 Glenwood Park Rd, Princeton, WV 24739. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated May 6, 2026, of record in the Clerk's Office in Book 1507, Page 390. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Mercer County, in Princeton, West Virginia, on the following date:

25th day of June, 2026
at 12:00 p.m.

BEING all that certain tract or parcel of real estate as shown upon a map bearing the legend, "PLAT SHOWING PROPERTY OF ROGER KADE & RUTH KADE (BEING CONVEYED UNTO WALTER G. CRAFT AND ROSE MARIE CRAFT), LYING ON THE WATERS OF BRUSH CREEK, BEAVER POND DIST., MERCER COUNTY, GLENWOOD, WEST V., Scale 1": 30', July 10, 1984, R. Gary Shields", which map is of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia as Microfilm Plat #8771, and which tract is more particularly bounded and described as follows:

BEGINNING at a 3/4 inch iron pipe found at the northwest intersection of Mercer County Routes 71/9 and 19/29, said point being the southeast corner of Leo T. Gombash's 0.96 acre parcel of land; thence with the northern line of Route Number 19/29, S. 65° 19' W. 88.00 feet to a 3/4 inch iron pipe set; thence leaving said Route Number 19/29 and through Leo T. Gombash's property, N. 24° 33' W. 134.57 feet to a one inch iron pipe set in the southern line of Donald A. Perdue's property of record in Deed Book 575 at Page 72; thence with the property divisional line between Donald A. Perdue and Leo T. Gombash, N. 64° 22' E. 100.00 feet to a 3/4 inch iron pipe found under the south edge of a crushed stone driveway and in the western line of County Route Number 71/9; thence with the western line of said Route Number 71/9, S. 19° 31' E. 136.78 feet to the point of BEGINNING, containing 0.29 acres.

"As a part of the consideration for this conveyance, the parties of the first part do hereby grant unto the parties of the second part all of their right, title and interest, if any, in and to water and sewer tap ons with Green Valley-Glenwood Public Service District and agree to remove all septic tanks, if any, on the property."

"As further part of the consideration of this conveyance, it is understood that this property is restricted to residential purposes with double-wide mobile home with a permanent foundation, modular or stick-built house and is specifically restricted against single mobile homes or trailers and there shall be no metal outbuildings."

AND BEING the same property conveyed unto Raymond E. Poole and Sandra K. Poole from David F. Morgan and Virginia L. Morgan by deed dated October 12, 2020, of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia in Deed Book 1093 at page 558.

TERMS OF SALE:

1)The property will be conveyed in an "AS IS" physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property.

2)The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.

3)The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.

4)The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.

5)The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

6)The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
