NOTICE OF TRUSTEES SALE
Under authority of that certain Deed of Trust dated December 10, 2008, from Douglas Barto and Marcella Barto to Timothy J. Manchin, Trustee, of record in the office of the Clerk of the County Commission of Monongalia County, West Virginia in Trust Deed Book No. 1667, at page 243, securing a promissory note in the principal amount of $63,629.32, payable to 21st Mortgage Corporation, and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by 21st Mortgage Corporation, the undersigned Substitute Trustee will offer for sale at the front door of the Monongalia County Courthouse in Morgantown, West Virginia on June 22, 2026 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, that certain parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, situate in Clinton District, Monongalia County, West Virginia, and as more particularly bounded and described as follows:
Beginning at an iron pin found, the northwestern corner of the
property hereby conveyed and in a line of that certain eastern line
of a 15 foot right of way, thence N. 64° 58 47 E. 133.25 feet to a
½ iron pin set, thence S. 41° 00 00 E. 169.45 feet to a ½ inch
iron pin set, thence 64° 58 47 W. 133.25 feet to an iron pin set,
thence N. 41° 00 00 W. 169.45 feet to the point and place of
beginning, and being that certain .50 acre parcel set forth on a
plat or map, dated January, 2004, by Paul D. Harbert, P.S. of
McCoy Surveying.
Being the same real estate conveyed unto Douglas Michael Barto
and Marcella R. Barto, husband and wife, by deed dated May 19,
2008, and of record in the said Clerks Office in Deed Book 1367,
at page 236, from Dan H. Kirkendall and James D. Kirkendall.
And including a 2009 Colony Mobile Home, A3138AD Model,

Together with that certain right of way for ingress, egress and
regress on, over and through that certain 15 foot parcel shown on
the above-referenced plat as running from West Virginia
Secondary Route 79/5 parallel to the western line of parcel B and
the property hereby conveyed.
Together with an easement for water, electric and other utilities in
the aforesaid 15 foot right of way.
Terms of the sale: cash due on date of sale.
