The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 18, 2023, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 2279, at Page 718, Ginger Lee Dobson did convey unto Douglas McElwee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
July 8, 2026 , at 4:36 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
Land situated in the County of Wood in the State of WV
Being all of Lot No. 27 as shown on a revised Plat No. 2 showing subdivision of Lots Nos. 86 to 99, 101 to 105, 30, to 49, inclusive, of Norwood Addition to said City, a plat of which subdivision is recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 5, at page 45, to which plat so of record reference is hereby had and made for a more complete and detailed description of said lot.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2722 Norwood Avenue, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Ginger Lee Dobson, by Deed dated October 24, 2001, from Arden Dobson and Arden Dobson, as Attorney in Fact for Beatrice M. Dobson, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1032 at Page 451.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
