The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 17, 2024, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust 2347, at Page 71, Lawrence B. Stalnaker and Holly L. Stalnaker did convey unto Timothy J. Amos, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
All those certain lots, tracts or parcels of real estate situate, lying and being in the District of Parkersburg, County of Wood, and State of West Virginia, more particularly bounded and described as follows:
TRACT ONE:
BEING a part of Lot No. 38 in the Inglewood Addition as recorded in Plat Book 6, Page 67, and listed as “Owner Unknown” on the West Virginia State Road Commission Right of Way Plans, State Road Project No. US-S (3), bounded and described as follows:
BEGINNING at an iron pin found at the southeast corner of Lot No. 39 of the Inglewood Addition as recorded in Plat Book 6 at Page 67, Tax Map 147, Parcel 1, conveyed unto Scott Marion as recorded in Deed Book 1194 at page 308; thence S. 21 26′ 22″ W. a distance of 40.00 feet to a 5/8″ capped rebar set at the southeast corner of Lot 38 of Inglewood Addition; thence N. 46 25′ 03″ W. a distance of 114.02 feet to a 5/8″ capped rebar set on the south line of Lot No. 38 and the east right of way line of Rosemar Road, 50 feet right of the centerline; thence along the east right of way line of Rosemar Road N. 06 34′ 36″ E. a distance of 43.03 feet to an iron pin found at southwest corner of Parcel 147/1, Scott Marion, Deed Book 1194-308; thence S. 47 38′ 56″ E. a distance of 124.87 feet to the point of beginning, containing 0.0985 Acres, and more particularly shown on the plat of survey made by Charles F. Hughes, Jr., Professional Surveyor #872, dated May 16, 2014, appearing of record in Deed Book 1219, Page 609.
Bearings are based on an assumed meridian and are used to denote horizontal angles only.
All rebar set are 5/8″ X 30″ with a plastic cap stamped HUGHES OH 7182, WV 872, based on field surveys in April, 2014.
TRACT TWO:
FIRST PARCEL: BEING Lot Number Thirty-nine (39) of Inglewood Heights as shown on a plat of said Addition of record in the aforesaid Clerk’s Office, reference is hereby made for a more particular description thereof.
There is EXCEPTED and RESERVED from this conveyance that certain tract of land conveyed by Glover B. Wonycott and Pauline Wonycott to the State Road Commission of West Virginia, a corporation, by Deed dated February 3, 1960, of record in the aforesaid Clerk’s Office in Deed Book 439 at page 273.
SECOND PARCEL: There is FURTHER CONVEYED HEREIN a tract beginning at an iron rod (found) in the westerly line of Rector Road (Delta Route 30 erroneously referred to as Route 20 in Deed of Trust), said iron rod being the easterly common corner of Lots (30) and (49) of Inglewood Addition, as shown in Plat Book 6 at page 67; thence with the common line of said lots (30) and (40), N. 47 deg. W. 130.63 feet to an iron rod (found) in the easterly line of Rosemar Road (West Virginia Secondary Road 14/16); thence with the easterly line of Rosemar Road N. 07 deg. 20 E. 6.00 feet to an iron rod (set); thence with the interior of said Lot (40), S. 53 deg. 33 E. 125.32 feet to an iron rod (set) in the westerly line of Rector Road; thence with the westerly line of said Rector Road S. 14 deg. 15 W. 2.00 feet to the point of beginning and containing 1,482 square feet more or less, being part of Lot (40) in Inglewood Addition.
This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservations and leases, appearing in the chain of title.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1021 Old Rosemar Road, Parkersburg, WV 26104.
AND BEING the same real estate which was conveyed to Lawrence B. Stalnaker and Holly L. Stalnaker, by Deed dated May 17, 2024, from Holly L. Stalnaker fka Holly L. Gandee, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1375 at Page 131.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
