NOTICE OF TRUSTEEáS SALE
By virtue of the execution of a certain deed of trust dated November 30, 2006, recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Lien Book 1400, page 706, made and executed by Cheryl J. McIntire to James C. Gardill, trustee, to secure WesBanco Bank, Inc. in the payment of the deed of trust obligation therein fully set forth, and Logan Hassig, whose principal residence is 505 Greenbriar Court, New Martinsville, Wetzel County, West Virginia, having been appointed as Successor Trustee by âAppointment of Successor Trustee Agreementã recorded in the aforesaid Clerkás Office in Lien Book 1997, page 357, and the said Trustee having been required by the said beneficiary so to do, the undersigned Trustee will sell said property to the highest and best bidder at the front door of the courthouse in Wood County, West Virginia, at Parkersburg, West Virginia, on
December 14, 2017 at
10:00 a.m.
Said deed of trust property, with the appurtenances thereunto belonging, situate in Parkersburg, Wood County, West Virginia, and is more particularly described as follows, to-wit:
Situated in the State of West Virginia, County of Wood and in the City of Parkersburg.
BEGINNING at a point on the southerly side of 36th Street (formerly St. Maryás Pike) at a stake in the line of Lot No. 4 of Davidson and Pearcyás Addition to the City of Parkersburg; thence running with said 36th Street, S. 89õ 37á E. 57.28 feet to a drill hole on edge of Walkway found; thence S. 25õ 45á W. 100 feet to a 2ã iron pipe found; thence N. 87õ 33á E. 26.37 feet to a 1/2ã iron pipe set; thence S. 25õ 45á W. 50 feet to a 1/2ã iron pipe found; thence N. 64õ 15á W. 75 feet to a 1/2ã iron pipe found; thence N. 25õ 45á E. 113 feet to the place of beginning, and being part of Lot No. 8 of Virginás Subdivision originally platted and of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 4, at page 78. The aforesaid real estate is shown on that certain plat prepared by Chet Waterman from a survey dated February 27, 1986.
Being the same property that was conveyed unto Raymond J. McIntire and Cheryl J. McIntire, husband and wife, by Federal Home Loan Mortgage Company, a United States Corporation, by deed dated April 10, 1991 and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia in Deed Book 895, at page 121. By deed dated December 21, 1998 and recorded in the aforesaid Wood County Clerkás Office in Deed Book 993, at page 22, Raymond J. McIntire conveyed unto Cheryl J. McIntire all of his right, title and interest in and to the above described property.
This conveyance is subject to all valid continuing reservations, restrictions, conditions, covenants, easements and rights of way made and containing in all prior Deeds in the chain of title to the above described property.
TERMS OF SALE:
- The property is being conveyed in an âAS ISã physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights of way, easements, covenants, conveyances and conditions of record in the said Clerk’s Office or affecting the subject property.
- The purchaser shall be responsible for the payment of the transfer taxes imposed by West Virginia Code Œ 11-22-1.
- The beneficiary and/or the servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
- The Trustee reserves the right to continue the sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
- The Trustee shall be under no duty to cause an existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
- The total purchase price is payable to the Trustee by certified or cashier’s check on the day of sale.
