The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 10, 2002, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5007, at Page 5702, Peggy E. Neal did convey unto Otis L. O’Connor, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on
Tuesday, November 27, 2018,
at 12:30 p.m.
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Beckley District, Raleigh County, West Virginia, and more particularly described as follows:
PARCEL NO. 1:
Lot Number One Hundred Forty-Seven (147) of the Pinecrest Addition to Beckley, West Va., as shown upon a map of said addition recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map Book 7, at Page 98.
Said lot fronts 50 ft. on the Raleigh-to-Skelton Cut-off (State Highway) and extends back thru parallel lines 175 ft.
PARCEL NO. 2:
The surface of that certain lot or parcel of land situate in Town District (now City of Beckley), Raleigh County, West Virginia, and being Lot No. 148 of the Pinecrest Addition to the City of Beckley, West Virginia, as shown on a map of said addition of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map Book 7, at Page 98.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 350 South Eisenhower Drive, Beckley, WV 25801.
AND BEING the same real estate which was conveyed to Peggy E. Neal by Deed dated June 27, 2002, from Marion Jan Price (formerly known as Marion Jan Woods) and Norman F. Price, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5007, at Page 5699.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
