The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 29, 2000, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5003, at page 298, Robin L. Weddle did convey unto John Ballengee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on
May 15, 2019, at 1:00 p.m.

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Town District, Raleigh County, West Virginia, and more particularly described as follows:
The surface of the following described lots or parcels of land situated in Town District, Raleigh County, West Virginia, and being Lots Nos. Twenty-Six (26), Twenty-Seven(27) and Twenty-Eight (28), as shown and designated on a map entitles “The Nuckols Addition, MacArthur, West Virginia,” which map is of record in the Office of the Clerk of the County commission of Raleigh County, West Virginia, in Map Book 9, at page 37.

These three lots together front 165 feet on Bowles Avenue and extend back between parallel lines a distance of 150 feet, being 165 wide on the back.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 114 Reading Street, MacArthur, WV 25873.

AND BEING the same real estate which was conveyed to Robin L. Weddle by Deed dated August 24, 2000, from Thomas H. Wiseman, Jr. and Halcie Wiseman, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5003, at Page 296.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
