A Public Hearing for the Board of Zoning Appeals is scheduled for Tuesday, May 12, 2020 in Council Chambers, Weirton City Building, 4:30 P.M.. The purpose of this special meeting is to review the following applications:
a) Aladdin Signs, on behalf of Weirton Shopping Center, is requesting a variance from the City of Weirton Unified Development Ordinance (UDO) Article 18, Table 8 which states the maximum height of a monument sign is 10 ft. in a C2 district for a multi-occupant building. The proposed monument sign to be placed has a height of 15 ft. at 412 Penco Road (Tax Map: W34H Parcel: 137).
b) Dance by Hillary and Snyder Wealth, is requesting a variance from the City of Weirton Unified Development Ordinance (UDO) Article 18, Table 8 which limits one wall sign per store frontage in a PDD district for a multi-occupant building. The proposed wall sign will co-exist with Dance by Hillary’s wall sign at 243 Three Springs Drive (Tax Map W3, Parcel 21).
c) Dance by Hillary and Snyder Wealth, is requesting a variance from the City of Weirton Unified Development Ordinance (UDO) Article 18, Table 8 which requires that the aggregate area for all signs is be limited to one (1) square foot per one (1) lineal foot of store frontage in a PDD district for a multi-occupant building. The proposed wall signs to be placed are 73.5 square feet and 22 square feet. The maximum allowable aggregate area for the store frontage is 47 square feet at 243 Three Springs Drive (Tax Map W3, Parcel 21).
d) Paul Lauttamus, is requesting a variance from the City of Weirton Unified Development Ordinance (UDO) Article 10, Table 2 which requires rear set back of 15 ft. in a PUD district. The proposed addition has a setback of 9 ft. from the rear property line at 1000 Colliers Way (Tax Map W8, Parcel 16).
e) Signs Limited, on behalf of Dan Spanovitch, is requesting a variance from the City of Weirton Unified Development Ordinance (UDO) Article 18, Table 8 which states the maximum height of a monument sign is 10 ft. in a PDD district for a multi-occupant building. The proposed extension of the existing monument sign to be placed has a height of 17 ft. and 10in. at 243 Three Springs Drive (Tax Map: W3 Parcel: 21).
f) Nick Cosenza is requesting a variance to expand a non-conforming use at his 1295 Cove Road property (Tax MapW43L, Parcel 18). The applicant wishes to add an extra garage.
g) Nick Cosenza is requesting a variance to place an accessory structure in the side yard at 1295 Cove Road property (Tax MapW43L, Parcel 18). Per the UDO Table 2 Development Standards Table, an accessory structure in an R1 district must be located behind the rear wall of the principal structure.
h) John Kirlangitis, of 243 Three Springs Drive, filed an administrative appeal regarding the placement of his second sign at 243 Three springs Drive.
i) John Greco, of 3219 Main Street, filed an administrative appeal regarding the non-conforming use status at 3179 Main Street known as C. Kerstetter Ventures, LLC DBA Kitties Lounge.
Applicants must appear in person; all interested parties may appear in person or be represented by agent or attorneys or submit comments in writing giving reasons for either granting or denying this petition.
