FORECLOSURE SALE
OF VALUABLE REAL ESTATE

Property Description: Lot 12A Nr Bluewell, W 1/2 Lot llA Near Bluewell, Lot 2-3-4 Sec A Bluewell Estates Inc Pel 90-91 and Lot 5 Bluewell Estates Sec A Sec 1 (Tax Map 17H, Parcels 0081.0000,0082.0001,0089.0000 and 0092.0000, Beaver Pond District, Mercer County, West Virginia)

Upon notification by First Community Bank (Assignee of First Bank in Book of Assignment 27 at Page 595), the holder of a Note secured by a Deed of Trust dated May 7, 2012, executed by Daniel R. Grubb and Heather M. Grubb, unto Douglas Hayes, as Trustee, recorded in the Office of the Clerk of the County Commission of Monroe County, West Virginia in Trust Deed Book 1232, at Page 241, of a default, and having been requested to institute these proceedings, and by virtue of the authority vested in us by a Substitution of Trustees, dated June 10, 2019, recorded in said Clerk’s Office in Resignation and Subs ti tut ion of Trustee Book 1374, at Page 19, by which we were substituted as trustees for the said Douglas Hayes, we will
ON THE 22ND DAY OF OCTOBER, 2019, AT 10:00 O’CLOCK A.M., at the front door of the Mercer County Courthouse at Princeton, West Virginia, offer for sale at public auction to the highest bidder, the following property, to-wit:
“All that certain lot, tract or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Beaver Pond District, Mercer County, West Virginia, which property if more particularly bounded and described as follows:
“Parcel 1: All those parcels known as Lots 2, 3, 4, 5 and 12, Section A, of Section One, Bluewell Estates, as shown on a map of record in the Mercer County Clerk’s Office as Microfilm Plat No. 1258, to which map reference is here made for a more particular description
“Parcel 2: One half of Lot 11, Section A, as shown on a map Section A, as shown on map of Section One, Bluewell Estates, which parcel is more particularly bounded and described as follows:
“Beginning at a point in a southern line of Mountain View Court which point is the northwest corner of Lot 12, Section A, and the northwest corner of Lot 11, Section A; thence from said point of beginning and with the eastern line of Lot 12, S 8deg. 4 6′ E. 185.60 feet to a point, the southeast corner of Lot 12; thence N. 81deg. 14′ E. 50.5 feet to a point, thence through Lot 11, N. 8deg. 46′ W. 18 5. 60 feet to a point in the line of Mountain View Court; thence S. 81deg. 14′ W. 50. 50 feet to the point of beginning, and being the western one-half of Lot 11, Section A.
AND BEING the same property conveyed unto Daniel Grubb and Heather Grubb by deed of Fannie Mae dated July 8, 2010, recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia in Deed Book 951, at Page 736.
The terms of the sale shall be cash in hand on the day of sale ( or such other arrangement as may be satisfactory to said Substitute Trustees and holder of the Note), and said property is being sold in ” as is” condition. Said sale is subject to all taxes now due or to become due on said property, all liens, including but not limited to, sewer liens and restrictions, easements or other matters of record in said Clerk’s Office, affecting the title to said property. The purchaser is to pay the excise tax on the privilege of transferring said real estate.
In the event there are federal tax liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale, or the period allowable for redemption under local law, whichever is longer.
Notice is also given that any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
