The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated November 4, 2004, and duly recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed of Trust Book 727, at Page 250, Atasha R. Rogers and Christopher T. Mitchell did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Fayette County Courthouse, in Fayetteville, West Virginia, on

Wednesday, July 11, 2018,
at 2:00 P.M.

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the City of Mount Hope District, Fayette County, West Virginia, and more particularly described as follows:
The following real estate is situate in the City of Mount Hope, Fayette County, West Virginia, and being more particularly bounded and described as follows, to-wit:
Lot No. 88 in Block No. 8, as shown on a map of the Town of Warner, of record in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Map Book 1, at Page 245.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 405 Tennessee Street, Mount Hope, WV 25880.
AND BEING the same real estate which was conveyed to Atasha R. Rogers and Christopher T. Mitchell by deed dated October 15, 2004, from Darrell E. Smith being the same person as Darrell S. Smith, and recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed Book, 608 at Page 302.
The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
