NOTICE OF SALE UNDER
DEED OF TRUST

Under authority of certain Deeds of Trust from Honey Do Handyman Services, LLC, dated the 17th day of January, 2014 to Alan H. Larrick, Trustee, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5054, at page 1096, default having been made in the payment of the obligations secured by said Deed of Trust and sale having been requested in writing by the holder of the obligations secured; and A. David Abrams, Jr. having been substituted as Substitute Trustee under Notices of Appointment of Substitute Trustee dated April 18, 2019 and recorded in the County Clerk’s Office in Book 5069, at page 4332 the undersigned will offer for sale at the front door of the Courthouse of Raleigh County, Beckley, West Virginia, at 10:00 a.m. on Friday, August 28, 2020, that certain real estate conveyed by said Deed of Trust as described on the Exhibit A attached hereto and made a part hereof.
And being the same propertie heretofore acquired Honey Do Handyman Services, LLC., by Deed dated the 17th day of January, 2014, from Theatre Arts of West Virginia, Inc., a West Virginia non-profit corporation and which Deed is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Book 5054, at page 1095.
The above described real estate will be conveyed by the undersigned to the purchaser by deed without warranty of any kind, express or implied, and made subject to all property taxes, prior liens, including any liens for sewer service assessed by any municipality or public service district, reservations, encumbrances, restrictions, right of way, easements, covenants, conveyances and conditions of record in said Clerk’s Office and affecting the subject property.
The subject property will be sold in AS IS condition. The undersigned shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS OF SALE

Cash in hand on day of sale. The above-described real estate will be sold by the undersigned by auction to the highest bidder subject to the right of the undersigned to reject all bids if in his opinion they are inadequate. The owner of the indebtedness secured by the above described deed of trust and the owner of any other interest in the property to be sold shall have the right to bid.

CONTINUANCE –
ADJOURNMENT OF SALE

The undersigned reserves the right to continue the sale, or to adjourn the sale, for a time, or from time to time, without further notice than announcement of the time and the place of sale as hereinabove set forth for any continuance or adjournment thereof.

Those certain tracts or parcels of real estate situate in Raleigh County, West Virginia, more particularly bounded and described as follows:

PARCEL ONE:
Being Lots Nos. 12 and 13, Section 3 of the East Wickham Subdivision, situate in the Town of Mabscott, Raleigh County, West Virginia, as shown on a map of said subdivision of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 62, at Page 192.

PARCEL TWO:
First Tract:
Beginning at a stake on Whitestick Avenue, a corner to Lot No. 13; thence with said Avenue 26.8 feet to a stake on a corner to Spruce Street; thence with the latter 35.4 feet to a stake, a corner to the Baptist Church lot; thence with the same 136 feet to a stake on Ally “C”; thence with said Ally 55 feet to a stake a corner Lot No. 13; thence with same 162 feet to the beginning.

Second Tract:
BEGINNING at a stake on Spruce Street, a corner to Alley “C”; thence with said Alley “C” 87 feet to a stake, a corner to Lot No. 14; thence leaving said Alley and in line with said Lot No. 14, 136 feet to a stake on Spruce Street; thence with said Spruce Street 102 feet to a stake, a corner to Lot No. 15 and Spruce Street; thence with said Spruce Street 61.7 feet to the point of beginning.

And being the same property acquired by Honey Do Handyman Services, LLC, by Deed dated January 17, 2014, from Theatre Arts of West Virginia, Inc., a West Virginia non profit corporation, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5054, at Page 1095.

By Excepted and hereby Reserved from the descriptions above and from the foreclosure sale is that certain 0.311 acre more or less parcel previously conveyed by Honey Do Handyman Services, LLC to Summer L. Adkins by Deed dated May 21, 2014 and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5055, at Page 3630.
