TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 4, 2020, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5072, at Page 1726, Peggy Bowling did convey unto Gavin G. Ward, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

August 20, 2024, at 1:17 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Town District, Raleigh County, West Virginia, and more particularly described as follows:

A part of Lot No. 10 of Breezemont Heights Addition to the City of Beckley, Raleigh County, West Virginia, as shown on a map of said addition recorded in the Office of the Clerk of the County Court of Raleigh County, West Virginia, in Map Book No. 6, at Page 34, and being more particularly bounded and described as follows:

BEGINNING at a point on Second Street at a common corner of Lots Nos. 9 and 10 as said two lots and said streets are shown upon the said map; thence with the common line of said Lots Nos. 9 and 10, 150 feet, thence leaving Lot No. 9 and with a new line through Lot No. 10 parallel with the line of Second Street 75 feet, thence with a line parallel with the common lines of Lots Nos. 9 and 10, 150 feet to a point on Second Street, thence with the line of Second Street 75 feet to the point and place of beginning.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of

143 Bellwood Drive,
Beckley, WV 25801.

AND BEING the same real estate which was conveyed to Peggy Bowling by Deed dated July 23, 2020, from Lynn Harper Subbaraya, formerly known as Lynn A. Harper, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5072, at Page 1725.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
