NOTICE OF SPECIAL
COMMISSIONER SALE
NOTICE is hereby given that Carl W. Roop, Special Commissioner, pursuant to West Virginia Code 55-12-1 for said real estate will on the 11th day of April, 2025, at the front door of the Raleigh County Courthouse, in the City of Beckley, West Virginia, at 9:00 a.m., sell the subject property hereinafter described and being more particularly described as follows:
The said lots hereby conveyed front together 150 feet on Center Street and extend back therefrom with Lot 60 a distance of 250.3 feet to Walker Street, and back on opposite side with Lot 57 a distance of 264. 87 feet to said Walker Street, bordering thereon a total of 152.66 feet.
And being the same property conveyed to James W. Coleman, IV and Ruth A. Coleman from the heirs of TG Pennington by Deed dated the 24th day of May, 2023 and of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia.
Said sale will be made upon the following terms and conditions:
1. Cash in hand on day of sale.
2. Subject to all unpaid real property taxes against said real estate, and to any liens for sewer charges assessed by any public service district, or municipality.
3. Subject to all mineral and mining rights and reservations, all stipulations, restrictions, reservations, easements, conditions and covenants contained in all former conveyances of the subject property, except any pertaining to race, color or creed.
4. The aforesaid sale may be adjourned from time to time as the undersigned Special Commissioner deems advisable.
