The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 20, 2021, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Bool 5075, at Page 4429, Morgan Williams did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Shady Spring District, Raleigh County, West Virginia, and more particularly described as follows:
The surface only together with the improvements thereon and the appurtenances thereunto belonging of those two (2) certain lots or parcels of land situate and being in the Pine Woods Addition, Shady Springs District, Raleigh County, West Virginia, and which said two (2) lots or parcels of land are set forth and designated as Lots Numbers three (3) and Four (4) on the certain map entitled: “PINE WOOD ADDITION F.H. LYNCH-OWNER BLUE JAY, W.VA., SCALE 1”-200’ P.H. WILSON, ENG., JAN 2, 1939,”, WHICH SAID MAP IS OF RECORD IN THE OFFICE OF THE CLERK OF THE COUNTY COURT OF RALEIGH COUNTY, WEST VIRGINIA, IN MAP BOOK 7, OF PAGE 85, TO WHICH MAP REFERENCE IS HEREBY EXPRESSLY MADE FOR A MORE PARTICULAR DESCRIPTION OF THE TWO LOTS OF LAND HEREBY CONVEYED.
And being the same property conveyed to Steven Snuffer and Morgan J. Snuffer by Deed dated the 4th day of September, 2018 from Bryant Properties, LLC a/k/a Bryant Properties, LLC, which said Deed is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5067 at page 2459.
And further being the same property conveyed to Morgan Snuffer by Quit Claim Deed dated the 27th day of May, 2021 from Steven Snuffer, which said Quit Claim Deed is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5074 at page 9415.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 422 C & O Dam Road, Daniels, WV 25832.
AND BEING the same real estate which was conveyed to Steven Sunffer and Morgan J. Snuffer, by Deed dated September 4, 2018, from Bryant Properties LLC, a/k/a Bryant Properties, LLC, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5068, at Page 2459.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
