TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 26, 2002, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5007, at Page 1684, Earl G. Jackson did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

April 8, 2025, at 1:09 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Beckley District, Raleigh County, West Virginia, and more particularly described as follows:

The surface, and the appurtenances thereunto belonging, of Lot Thirty-Eight (38), Section Six (6) of the Central Addition, situate in the City of Beckley, Tax District, Raleigh County, West Virginia, as shown on a map of said Addition of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 66, at Page 86.

Said lot fronts forty (40) feet on Eight Street and extends back a distance of one hundred twenty-five (125) feet to an alley.

And being the same property, a one-half (1/2) undivided interest, devised to Samuel G. Jackson, single, from Letcher Jackson, his brother, who died intestate on February 21, 1996.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 224 8th Street, Beckley, WV 25801.

AND BEING the same real estate which was conveyed to Earl G. Jackson, by Deed dated June 10, 1996, from Samuel G. Jackson, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 95, at Page 1916 and later conveyed to George Jay Jackson, Bruce Gray Jackson, and Earl Gray Jackson, Jr., from Earl G. Jackson on April 22, 2013 and recorded in Deed Book 5051, at Page 6273.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
