The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated January 21, 2021, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5073, at Page 4261, Ralph Londell Booker, Sr. did convey unto Teavys Valley Trustee, LLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Beckley District, Raleigh County, West Virginia, and more particularly described as follows:

A certain parcel or lot of surface land situated above the water of Cranberry Creek, in the City of Beckley, in the Berkeley Corporation of Raleigh County, West Virginia, located between Garfield Street and Russell Street, being bounded and more particularly described as follows:

Beginning at a rebar w/cap (found) on the Northwestern R/W of Russell Street and being a common corner of Rachell Gill and Maku Properties, LLC, S 71 degrees 32’40” W, a distance of 136.67’ along R/W to a 5/8” rebar (set) being a new corner on Lot 1 thence; with a new line through lots 1, 2” J” N 18 degrees 17’ 41” W, a distance of 99.42’ to a 5/8” rebar (set) inside of Lot 2 thence; N 52 degrees 12’ 38” W, a distance of 8.00’ to a 5/8” rebar (set) thence; in a new line through Lots 2 & 3” J” and part of Tract 3B, N 37 degrees 47’ 22” E, a distance of 36.86’ to a rebar (found) being a common corner of Nancy Walters, Farid Touraj and Maku Properties, LLC. Thence; S 37 degrees 47’ 20”, a distance of 4.00’ to a rebar (found) being a common corner of Farid Touraj and Maku Properties, LLC, thence; S 52 degrees 12’ 42” E, a distance of 75.23’ to a rebar (found) being a common corner of Farid Touraj and Rachell Gill on the line of Maku Properties, LLC. Thence; S 52 degrees 12’ 42” E, a distance of 54.34’ to a rebar (found) which is the point of BEGINNING, CONTAINING 0.30 ACRES, MORE OR LESS A SURVEYED ON JUNE 17, 2015, as shown as Tract One on a plat entitled: PLAT OF SURVEY TO DIVIDE PARCELS FOR MAKU PROPERTIES, LLC, recorded prior to or simultaneously herewith.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 501 Russell Street, Beckley, WV 25801.

AND BEING the same real estate which was conveyed to Ralph Londell Booker, Sr., by Deed dated December 14, 2015, from Maku Properties, LLC, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5060, at Page 8212.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale
