NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated August 28, 2009, from Flair Development, LLC to Karen Wimmer and Greg Morris, Trustees, of record in the office of the Clerk of the County Commission of Mercer County, West Virginia in Trust Deed Book No. 1174, at page 165, and Trust Deed Book No. 1326, at page 74, securing a promissory note in the principal amount of $212,500.00 payable to New Peoples Bank, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by New Peoples Bank, Inc., the undersigned Successor Trustee will offer for sale at the front door of the Mercer County Courthouse in Princeton, West Virginia on July 29, 2021 at 10:00 a.m., subject to all reservations, exceptions, easements, outsales and other matters which appear of record, and subject to all unpaid taxes, if any, all of that certain tract or parcel of real estate, together with the improvements thereon and the appurtenances thereto belonging, situate in Mercer County, West Virginia, and being more particularly described as follows:

All those certain lots or parcels of real estate situate in the City of Bluefield, Mercer County, West Virginia, and designated on the Map of said City as Parts Lot 1 and 2, Section 11, and more particularly bounded and described as follows:

BEGINNING at a point N. 72deg. 26′ E. 67.65 feet from the Southwest Corner of the Elks Building, said point being in the north line of Raleigh Street and in line with the center line of the fire or party wall between said Elks Building and the building on the lot hereby conveyed; thence with the center line of the said fire or party wall, and leaving the north line of Raleigh Street, N. 17deg. 31′ W. 64.35 feet to the north line of said Elks Building; thence N. 72deg. 30′ E. 86.50 feet to the west line of Federal Street; thence with the west line of Federal Street, S. 23deg. 10′ E. 64.55 feet to the point of intersection of the west line of Federal Street with the north line of Raleigh Street (6.4 feet from the building line); thence with the north line of Raleigh Street, S. 72deg. 26′ W. 92.85 feet to the BEGINNING.

Being the same property conveyed from Bobby B. Pettrey and Pamela S. Pettrey to Flair Development, LLC by Deed dated August 28, 2009, of record in the aforesaid Clerk’s office in Deed Book No. 941, at page 342.

Terms of the sale: cash on date of sale.
