NOTICE OF TRUSTEE’S
FORECLOSURE SALE
OF VALUABLE RESIDENTIAL REAL ESTATE

Upon notification by the holder of a Note secured by the Deed of Trust described below of a default and having been requested to institute these proceedings, and by virtue of the authority vested in that certain Deed of Trust dated the 18th day of December, 2013, executed by James L. Blevins and Sharon S. Houk unto Harold B. Wolfe, III, as Trustee, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of McDowell County, West Virginia, in Trust Deed Book 432, at Page 436, securing Irene Cardwell, as well as the undersigned Substitute Trustees, acting under the authority of a Substitution of Trustee executed by Irene Cardwell, dated the 3rd day of March, 2022, recorded in said Clerk’s Office in Trust Deed Book 454, at Page 436, we will:

ON THE 30th DAY OF JUNE, 2022, AT 1:30 O’CLOCK P.M. at the front door of the McDowell County Court House at Welch, McDowell County, West Virginia, offer for sale at public auction to the highest bidder, the following residential property, to-wit:

“The following described real estate lying and being at Havaco Adkin District, McDowell County, West Virginia, and more particularly bounded and described as follows:

“PARCEL NO. 1
All that certain lot or parcel of Surface Land, situate and being at Havaco, in Adkin District, McDowell County, West Virginia, and known and designated as follows:

“Lot Number One Hundred Fifty six (156), on a map or plat entitled “Havaco Subdivision, made by New River and Pocahontas Consolidated Coal Co., situate in Adkin District, McDowell County, West Virginia, 9/25/66, Scale I = 100′”, which map is filed in the Office of the Clerk of the County Commission of McDowell County, West Virginia, in Map Book 29, at Page 25.

PARCEL NO. 2
“That certain lot or parcel of real estate, together with all improvements thereupon and appurtenances thereunto belonging, situate in Havaco, Adkin District, McDowell County, West Virginia, more particularly bounded and described as follows:

“Being Lot Number One Hundred Fifty-Seven (157), as shown on that certain map or plat entitled “Havaco Subdivision” made by New River and Pocahontas Consolidated Coal Company, 9/25/66, Scale 1″ = 100′, which map is of record in the Office of the Clerk of the County Commission of McDowell County, West Virginia, in Map Book 29 at page 25.”

The terms of the sale shall be cash in hand on the day of sale (or such other arrangement as may be satisfactory to Trustee and holder of the Note) and said property is being sold in “as is” condition. Said sale is subject to all taxes now due or to become due on said property, all liens, including but not limited to sewer liens and restriction, easements or other matters of record in said Clerk’s Office affecting the title to said property. The purchaser is to pay the excise tax on the privilege of transferring said real estate.

In the event there are federal tax liens against the property, the United States would have the right to redeem the property within a period of 120 days form the date of such sale, or the period allowable for redemption under local law, whichever is longer.

Notice is also given that any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
