TRUSTEE’S SALE OF
VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 10, 2018, and duly recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed of Trust Book 1202, at Page 670 and rerecorded in Deed of Trust Book 1206, at Page 90, Gregory E. Craig and Shawnna Efaw did convey unto Larry F. Mazza and Richard A. Pill, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and
default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Marion County Courthouse, in Fairmont, West Virginia, on
August 15, 2022, at 5:08 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Grant District, Marion County, West Virginia, and more particularly described as
follows:
All that certain lot or parcel of real estate, together with the improvements thereon and the appurtenances thereunto belonging, situate in the Town of Hutchinson, in Grant District, Marion County, West Virginia, a map or plat of which Town of Hutchinson, in Grant District, Marion County, West Virginia, is of record in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book No. 453, at Page 519, and being more particularly bounded and described as follows:
LOT NUMBER SEVEN (7) of said map or plat of the Town of Hutchinson, beginning at a stake in the easterly line of Railroad Street, a distance of 74.40 feet from the northwesterly corner of lot Number Six (6) of said map or plat, being the point of intersection of said easterly line of Railroad Street and southerly line of Center Street, and running thence S. 63deg. 30′ E. 146.00 feet to a stake in the westerly line of a 15 foot street, another corner to said Lot Number Six (6); thence with the westerly line of said 15 foot street, S. 26deg. 30′ W. 62.60 feet to a stake in the northerly line of Lot Number Eight (8) of said map or plat; thence with the northerly line of said Lot Number Eight (8), N. 63deg. 30′ W. 154.60 feet to a stake in said easterly line of Railroad Street; thence in a curve to the right, having a radius of 818.50 feet, a distance of 63.50 feet to the place of beginning.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of

AND BEING the same real estate which was conveyed to Gregory E. Craig and Shawnna Efaw, by Deed dated July 24, 2018, from Wendy jean Douty and Sally M. Miconi, and recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book 1234 at Page 989.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within
30 days of the day of sale.
