TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 12, 2002, and duly recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed of Trust Book 942, at Page 491 and re-recorded in Deed of Trust Book 954, at Page 573, Gregory S. Adkins and Rebecca M. Adkins did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust, and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Mercer County Courthouse, in Princeton, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Beaver Pond District, Mercer County, West Virginia, and more particularly described as follows:

All that certain tract or parcel of real estate as shown on a map with the legend “PLAT SHOWING PROPERTY BEING CONVEYED TO ROBERT G. SHIELDS & ANITA SHIELDS, BEAVER POND DISTRICT, MERCER COUNTY, GLENWOOD, WEST VA., SCALE: 1″ = 30′, July 20, 1983, A.M. Shields, P.E. & L.S.”, and more particularly bounded and described as follows:

BEGINNING at a cyclone fence post standing in the western right of way line of Mercer County Route Number 19/33, said point being the southeast corner of Charles Sneed’s and Eva Sneed’s property as described in their deed date September 9, 1982, of record in Deed Book 613 at Page 514; thence leaving the Sneed property and with the western right of way line of said Route Number 19/33 and with a picket fence S. 07 deg. 51′ E. 114.35 feet to a cyclone fence and the northeast corner of Harry Stump’s and Sandra Stump’s property as described in their deed dated November 7, 1968 of record in Deed Book 447 at Page 606; thence leaving the highway right of way and with a cyclone fence recognized as being the true property divisional line between Lorraine Ramsey and Harry Stump S. 76 deg. 56′ W. 170.40 feet to a point in the center of the South Fork of Brush Creek; thence leaving the Stump property and down the center of said Creek as it meanders on a chord of N. 02 deg. 28′ W. 131.15 feet to a point in the center of said Creek, said point being the southwest corner of the above mentioned Sneed’s property; thence leaving said Creek and with a cyclone fence recognized as the true property divisional line between Lorraine Ramsey’s property and Charles Sneed’s property N. 82 deg. 25′ E. 157.40 feet to the point of BEGINNING, and containing 0.46 acres.

This conveyance is made subject to any and all easements, conditions, restrictions and covenants now of record in said Clerk’s Office, to the extent that the same may lawfully affect the property herein conveyed and subject to such matters as would be revealed by a careful inspection of the premises.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1120 Maple Acres Road, Princeton, WV 24740.

AND BEING the same real estate which was conveyed to Gregory S. Adkins and Rebecca M. Adkins, by Deed dated November 4, 2002, from Michael P. Archer and Krista A. Archer, and recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 850 at Page 362.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
