The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 29, 2019, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5069, at Page 4768, Ronald Scott Harvey did convey unto Mary E. Page, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Town District, Raleigh County, West Virginia, and more particularly described as follows:
The surface of Lot Nos. Twenty-seven (27) and Twenty-eight (28), as shown on a map entitled “Mineral Spring Truck Farms, Town District, Raleigh County, West Virginia, Scale 1 “= 100′, P.H. Wilson, Eng., Jul. 22, 1943”, which map is of record in the Office of the Clerk of the County Court of Raleigh County, West Virginia, in Map Book No. 8, at page 48, reference to which map is here made for a more particular description of the lots herein conveyed.
There is EXCEPTED and RESERVED from this conveyance a part of Lot 27 of Mineral Spring Truck Farms, situate in Town District, Raleigh County, West Virginia, and more particularly described in deed dated the 21st day of April, 1970, from James D. Pack and Della Marie Pack, to Donald R. Miller and Pamela Miller, and of record in the aforesaid Clerk’s Office in Book 486, at page 452.
There is furth EXCEPTED and RESERVED from this conveyance a part of Lot 28 of Mineral Spring Truck Farms, situate in Town District, Raleigh County, West Virginia, and more particularly described in deed dated the 21st day of April, 1970, from James D. Pack and Della Marie Pack, to Robert Dennis Williams, Jr. and Lesa Carol Williams, and of record in the aforesaid Clerk’s Office in Book 620, at page 477.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2566 Sweeneysburg Road, Beckley, WV 25801.
AND BEING the same real estate which was conveyed to Ronald Scott Harvey, by Deed dated April 9, 2019, from Wanda Yvonne Robert-Thomas, James Ray Pack, Betty Marie Dillon, Brenda Kay Pack, Pamela Pack-McNeill, Sharlene McLain, Debby Ann Haring, and Terry Michael Pack, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5069 at Page 4767.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
