TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 30, 2018, and duly recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed of Trust Book 1358 at Page 578, and re-recorded in Deed of Trust Book 1371 at Page 392 and further re-recorded in Deed of Trust Book 1372 at Page 43, Clyde Slaughter, Jr. and Beverly Diane Slaughter did convey unto Stephanie Pfeifer, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Mercer County Courthouse, in Princeton, West Virginia, on

January 10, 2024, at 1:04 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Beaver Pond District, Mercer County, West Virginia, and more particularly described as follows:

All that lot or parcel of real estate situate in Bluewell, Beaver Pond District, Mercer County, West Virginia, and shown on map dated April 9, 1976, made by Appalachian Engineering & Surveying, Inc., copy of which is recorded herewith and which lot is more particularly bounded and described as follows:

Beginning at an iron pin located in the southeastern corner of the previously described main Barrett Lot in the northern right of way of the 30 foot wide street; thence from said beginning point along the eastern line of the Barrett Lot N. 1° 06’ W. 110.47 feet to a tack-in-hub; thence N. 83° 15’ E. 154.74 feet to an iron pin; thence S. 27° 03’ W. 132.3 feet to a tack-in-hub; thence S. 83° 15’ W. 92.01 feet to the point of Beginning.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 171 Sheppet Street, Bluefield, WV 24701.

AND BEING the same real estate which was conveyed to Clyde Slaughter, Jr. and Beverly Diane Slaughter, by Deed dated July 30, 2018, from Sarah M. Cromer, Benjamin F. Lockhart, Jr., Eva L. Gilbert, Judith L. Brooks, Terri M. Webber, Ferri M. Lockhart, Donald E. Lockhart, and Juanita Kennedy, and recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 1068, at Page 407.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
