TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 18, 2022, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5078, at Pge 2430, Aislinn Boisse did convey unto David G. Palmer, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

January 10, 2024, at 9:58 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Beckley District, Raleigh County, West Virginia, and more particularly described as follows:

The surface of that certain lot or parcel of land, together with all improvements thereunto belonging, situated in the City of Beckley, Raleigh County, West Virginia, and more particularly being Lot No. Five (5) of the Grace M Ward’s Redden Property as shown on a map or plat thereof marked “MAP SHOWING SUBDIVSION OF A PART OF GRACE M. WARD’S REDDEN PROPERTY ON “C” STREET, BECKLEY, W. VA., April 13, 1931.” Which map or plat is of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 135, at Page 451, with a deed from Grace M. Ward and C.M. Ward, her husband, to Belma Trail, said lot or parcel of land more particularly described as follows:

BEGINNING at an iron pin in the northwest line of “C” Street, a corner common to Lot 5 and Lot No. 6 shown on said map; thence with common line of Lots Nos. 5 and 6, N. 60 30? W 211.64 feet to a stake in line of Beaver Heights Addition to the City of Beckley; thence with line of Beaver Heights N. 29 00? E. 50 feet to a stake, a corner common to Lots Nos. 4 and 5 as shown on said map; thence with the common line of Lots Nos. 4 and 5 S 60 30? E. 211.07 feet to an iron pin in the northwest line of “C” Street; thence with the line of “C” Street; thence with the line of “C” Street S. 29 30? W. 50 feet to the point of beginning, and containing 10,565 square feet, more or less.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 122 W C Street, Beckley, WV 25801.

AND BEING the same real estate which was conveyed to Aislinn Boisse by Deed dated November 16, 2022, from Rosemary P. Hange, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5078, at Page 2429.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
