TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 10, 2018, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5068, at Page 4965, Cynthia D. Ruble did convey unto Golden & Amos, PLLC, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

January 10, 2024, at 10:02 AM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Richmond District, Raleigh County, West Virginia, and more particularly described as follows:

That certain lot or parcel of land being Lot 9 of County Roads Estates, Section II, in Richmond District, Raleigh County, West Virginia, as shown on a Map recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Map 4-208.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 9 County Rod ES, Shady Spring, WV 25918. We have reason to believe the property has a mailing address of 103 Norma Lane, Shady Spring, WV 25918.

TOGETHER WITH a MANUFACTURED HOME – 1999 Oakwood Homes, Model 3301, with a Serial Number of HONC05 532016A+B.

AND BEING the same real estate which was conveyed to Cynthia D. Ruble and Joe E. Ruble by Deed dated May 29, 2015, from Joe E. Ruble, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5058, at Page 8539. The said Joe E. Ruble passed away from this life on October 16, 2017 and pursuant to the survivorship provisions of the aforementioned Deed, title vested in Cynthia D. Ruble.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
