Fields did convey unto Marc J. Slotnick, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by MidFirst Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Putnam County Courthouse in Winfield, West Virginia, on May 25, 2022 at 11:15 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 08 – Poca District, Putnam County, West Virginia, and more particularly described as follows: A certain parcel of real estate situate in the Poca District, Putnam County, West Virginia, together with easements, improvements and appurtenances thereunto belonging, and being more particularly described as follows: All that certain parcel, lot or tract of land, together with the improvements, thereon and the appurtenances thereunto belonging, situate in the Town of Black Betsy, Poca District, Putnam County, West Virginia, and being more particularly bounded and described as follows: BEING all of Lot No. Sixteen (16) Section II of Thornhill Estates, as the same is shown and designated upon a map entitled, “Survey of Thornhill Estates, Being a Resubdivision of Part of Lots 7 & 8, Block N. Black Betsy, Situate in Poca District, Putnam County, West Virginia”, made by Edward Ben Converse, L.L.S., dated August 31, 1979, last revised January 24, 1980, and which map is of record in the Office of the Clerk of the County Commission of Putnam County, West Virginia in Plat Cabinet A, at Slide 49-B. And being the same real estate conveyed to West Virginia Housing Development Fund by deed dated May 19, 2011, from Richard A. Pill and Tracy L. Webb, recorded in the aforesaid Clerk’s Office in Deed Book 508, at Page 262. There is further granted and conveyed the right to use the streets and roads as show upon all maps of Thornhill Estates, as well as the maps herein referred to, as necessary means of ingress and egress to and from the property herein conveyed unto the public road, together with the right to lay, operate, maintain, and remove the utility lines, including telephone, electric, water, and sewer lines. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers of the sale shall be responsible for paying the recorded costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition.
