TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated December 27, 2016, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2646, at Page 219, Brian K. Coville did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on May 24, 2022, at 1:23 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Kyle District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situate in the City of Huntington, County of Cabell, being a part of the land conveyed to Edith E. McIntosh, by Sarah J. Johnston, by deed of record in the Cabell County Court Clerk’s Office in Deed Book 68, at Page 77, and being more fully described as follows: BEGINNING at a point in the North line of Jefferson Avenue, said point being South 72 deg. 50′ West, 145 07 feet from the point of the intersection of said line of Jefferson Avenue, with the West line of 8th Street, if produced, said BEGINNING point being the Southeast corner of the parcel of land conveyed to Davis A. Ballangee, by deed of record in said Clerk’s Office in Deed Book 95, at Page 128, thence with the said line of Jefferson Avenue, South 72 deg. 15′ West, 34 feet, thence leaving said Avenue line, North 14 deg. 27′ West, 120 feet, thence North 75 deg. 38′ East, 23 35 feet, thence North 17 deg. 10′ West, 80 02 feet to a point in the North line of said McIntosh property, thence with said line North 72 deg. 15′ East, 5 feet, thence South 17 deg. 10′ East, 198 4 feet to the point of BEGINNING, TOGETHER WITH all of the rights of the said Grantors to a certain driveway adjoining and between the property herein described and the property immediately adjacent on the West thereof, and this conveyance is made subject to the joint driveway rights of the owners of the property immediately on the West of the property hereby conveyed, and said driveway has been created by prior deeds to the properties involved, and as modified by a certain agreement dated November 16, 1953, between Thomas Hobart Holly and Rose Louise Holly, and Howard A. Palmer, widower, Howard A. Palmer, trustee for Walter T. Palmer, Walter T. Palmer, and Phyllis Palmer, his wife, which agreement is of record in the Clerk’s Office aforesaid, in Bonds, Contracts, Leases Book 172, Page 353. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 816 Jefferson Avenue, Huntington, WV 25704. AND BEING the same real estate which was conveyed to Brian K. Coville by deed dated December 27, 2016, from Kelly R. Daniel, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1360, at Page 460. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
