TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee,by virtue of the authority vested in him by that certain Deed of Trust, dated September 8, 2004, and duly recorded in the Office of the Clerk of the County Commission of CabellCounty, West Virginia, in Document No. 199525,in Book No. 1962, at Page 663, and modified in Document No. 217173(MOD),in Book No. 339, at Page 112, and modified in Document No. 438629(MOD), in BookNo. 371, at Page 650, Monirolsadat Selesari did convey unto BB&T Collateral Service Corporation, a WV Corporation, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by U.S. Bank National Association, as Indenture Trustee for Towd Point Mortgage Trust Asset-Backed Securities, Series 2015-2, to foreclose thereunder, will offer for saleat public auction at the front door of the Fourth Avenue Entrance of the Cabell County Courthouse in Huntington, West Virginia,on February 28, 2023 at 2:00 PM the following described realestate, together with its improvements, easements and appurtenances thereunto belonging, situate in 05 – GideonDistrict, Cabell County, West Virginia,and more particularly described as follows: All that that certain lot, piece or parcel of (real estate)situate in the City of Huntington, Cabell County, West Virginia, known and designated on the Revised Map of C.B. Turner Subdivision of Parcel”B” and Revision of Lots Numbers One (1), Two (2) and Three (3) of the Lewis and Cohen Subdivision, Huntington, West Virginia, which said map isrecorded in the Office of the Clerk of the Cabell County Commission in DeedBook 228, at Page 102, as Lot Number Four (4), and being more particularlydescribed as follows: BEGINNING at a point in the South line of Washington Boulevard 332.5 feet East of the intersection of the South line of Washington Boulevard and the East line of 12th Street; Thence S. 17DEGREES 20′ East 120 feet toa point; Thence, West parallel to the said South line of Washington Boulevard34.5 feet to a point; Thence North 17DEGREES 20′ West 120 feet to a point in the said South line of Washington Boulevard; Thence, East along the said South line ofWashington Boulevard 34.5 feet to the point of BEGINNING. Being the same property conveyed to MASOUD ZARRINBAKHSH ANDMONIROLSADAT SELESARI, HUSBAND AND WIFE, by MOHAMMAD AFZALIRAD, by deed dated DECEMBER 19, 1996, and recorded in the office of the Clerk of the County Commission of CABELL County, West Virginia, in Deed Book No. 1012, at page 37. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 1215 Washington Bouvelard,Huntington, WV 25701. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liensfor real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also thetax on the privilege of transferring real property (the cost of the tax stampto be affixed to the deed). The purchasers shall be responsible for payment ofall real estate taxes. The subject property will be sold in “AS IS” condition.
