NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE and Notice of the Beneficiary ervicer’s election to sell property is hereby given pursuant to and by virtue of the authority vestedin the Trustee(s) by that certain Deed of Trust dated April 26, 2012, executed by Ankrom Properties, LLC to P. AndrewVallandingham and Samuel Vallandingham, Trustees, of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Book 2429,at Page 1. This Deed of Trust was assigned from Federal Deposit Insurance Corporation, as Receiver for the First State Bank to MVB Bank, Inc., by Assignment dated August 2, 2022, of record in the Clerk’s Office in Book 127, at Page 384. Further assigned from MVB Bank, Inc. to MMG Investments, I, LLC, by Assignment dated August 2,2022, of record in the Clerk’s Office in Book 127, at Page 386. Bailey & Slotnick, PLLC was appointed asTrustee by APPOINTMENT OF SUCCESSOR TRUSTEE dated January 12, 2023, of record in the Clerk’s Office in Book 414, at Page 257. The borrower defaulted underthe Note and Deed of Trust and the Trustee has been instructed to foreclose under the Deed of Trust. Accordingly,the Trustee will sell the following described property to the highest bidder at the side door of the Courthouse of Cabell County, in Huntington, West Virginia,on: WEDNESDAY, MARCH 1, 2023, AT 10:15A.M. All that certain piece or parcelof land situate in the City of Huntington, Cabell County, West Virginia, knownand designated on a certain map of said City of Huntington, made by Rufus Cook,Surveyor, a copy of which said map was filed in the Office of the Clerk of the County Commission of Cabell County, West Virginia, on December 6, 1871, and described as follows: BEGINNING at a point on the north line of Sixth Avenue ninety (90) feet easterly of the point of intersection of the said north line of Sixth Avenue, with the east line of Sixteenth Street; thence running northerly and parallel with the said east line of Sixteenth Street two hundred(200) feet to the south line of an alley; thence easterly on said south line ofsaid alley thirty (30) feet; thence southerly and parallel with the east lineof said Sixteenth Street two hundred (200) feet to the said north line of SixthAvenue; thence westerly on the said north line of Sixth Avenue thirty (30) feetto the place of BEGINNING. Being the same property conveyed unto Ankrom Properties,LLC from Donna L. Taylor and Danielle L. Bateman Shanklin by deed dated April10, 2012, record in the aforesaid Clerk’s Office in Deed Book 1261 at page 608. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 1608 16th Avenue, Huntington WV 25701.
