NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by ALICE POPE to Flynn, Max, Miller & Miller, L.C., dated the 22nd day of July, 2015, securing PATSY BECKELHIMER, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book No. 2581, at page 398, by which was conveyed to the said Trustee the hereinafter described real estate, to secure the payment of a certain note set out and described therein, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on April 27, 2023 at 10:00 a.m., at the East Front Door of the Court House of Cabell County, West Virginia, the following described real estate: All that certain piece or parcel of real estate, together with the improvements thereon and the appurtenances thereunto belonging being situate on the waters of the East Fork of Russell Creek, Guyandotte District, Cabell County, West Virginia, being more pa1ticularly bounded and described as follows: BEGINNING at a point in the East line of Darnell Road at the Nmtheast corner of Parcel No. 2 described in Deed of Trust recorded in the aforesaid Clerk’s Office in Trust Deed Book No. 1171, at page 87; thence, with the north line of said PARCEL NO. 2, N. 79 30 E., 578.00 feet to a point; thence, with the east line of said PARCEL NO. 2, S. 9 30′ E., 86.52 feet to a point; thence, S. 79DEGREES 30′ W., 576.49 feet to a rail road spike in the east line of Darnell Road, N. 10 30DEGREES W., 86.50 feet to the place of BEGINNING, CONTAINING 1.14 ACRES, more or less. TERMS OF SALE: Cash in hand on day of sale, and subject to any and all unpaid taxes. Purchaser shall pay transfer tax and for the preparation of the deed.
