Lovejoy, of the Circuit Court of Cabell County, West Virginia, on the 23rd day of June, 2025, at 9:30 a.m., at which time and place you may be present to protect your interests, if you so desire. You are further advised that the minor child and respondents in this proceeding shall have the right to counsel at this hearing and every stage of proceeding; if you cannot pay for the services of counsel, the Court shall appoint counsel for you; and said proceeding can result in permanent termination of parental rights. TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 21, 2023, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4651, at Page 789, Henry A. Hatfield did convey unto J. Rader died intestate on March 11, 2016 in Kanawha County, West Virginia and pursuant to the administration of the estate her interest in and to the subject property descended to Jason Winnell and Angel Miller-Nantell. This conveyance is made subject to a power line easement and right of way granted by D.A. Milani and E.F. Milan to Appalachian Electric Power Company, by deed dated February 17, 1928, and recorded in said Clerk’s office in Deed Book 325, at Page 282. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 130 Moran Avenue, Dunbar, WV 25064. AND BEING the same real estate which was conveyed to Henry A. Hatfield, by Deed dated July 7, 2023, from Jason Winnell and Angel Miller-Nantell, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3176, at Page 53. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
