TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 17, 2019, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4397, at Page 944, Jody Ross Atkins did convey unto L. Richard Dorsey, II, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on May 22, 2025, at 5:47 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Jefferson District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate on the waters of Two and Three-Quarter (2-3/4) Mile Creek, in Jefferson District, Kanawha County, West Virginia, more particularly described as follows: BEGINNING at an iron pin in the eastern side of WV Secondary Route NO. 8/4 at the junction of said route with West Virginia Secondary Route No. 8, thence with the eastern right of way line of Secondary Route No. 8, N. 34 04′ E. 241.07 feet to an iron pipe at a 20 inch Sycamore, thence leaving said right of way line S. 56 07′ E 283.95 feet to an iron pipe at a 12 inch white oak, thence S. 28 21′ W. 289.07 feet to an iron pipe, thence N. 82 38′ W. 211.33 feet to an iron pipe in the eastern right of way line of Secondary Route 8/4, thence with the eastern right of way line of said route and down Left Hand Fork Creek, N. 7″ 26′ W. 184.36 feet to the place of beginning, containing 2.245 acres, more or less, and being shown and designated as Tract Two on that certain map dated August 1, 1974, made by Carl Kinder, Sr., L.L.S., dated August 1, 1974, which said map is of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 1737 at page 195. Being the same property conveyed unto Vanderbilt Mortgage and Finance, Inc., by Marc B. Lazenby, Trustee, by Deed dated October 31, 2018, of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia in Deed Book 3015, at page 742. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 835 Green Valley Drive, Saint Albans, WV 25177. AND BEING the same real estate which was conveyed to Jody Ross Atkins, by Deed dated November 25, 2019, from Vanderbilt Mortgage and Finance, Inc., and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3050, at Page 873. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
