TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated January 26, 2016, and duly recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Document No. 3130494706, in Book No. 771, at Page 639, Patricia Selbee and Frank Selbee did convey unto Andrew Paterno, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated August 26, 2019 and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Wayne County Courthouse in Wayne, West Virginia, on September 26, 2019 at 9:30 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Ceredo District, Wayne County, West Virginia, and more particularly described as follows: The following described real estate situate on the waters of Buffalo Creek, Coredo District, Wayne County, West Virginia, and described as follows: Beginning at a point in the Herbert Walters Branch, about 270 feet from the Buffalo Road; thence up the bill with said Walters line, S. 31 – 30 E. passing a marked sycamore at about 10 feet altogether 71 feet to an iron stake at lower side of a 20 foot road; thence same course, 380 feet to a set stone on a point; and in Bernard Walters line, and with same up the point about 583 feet to a black oak at the top of the hill; thence out the ridge, in a Northeasterly direction to the Phymele line; thence down the hill a straight course on a line located by G. M. Johnson to the First bench below where the Elan Brothers line is; thence down the branch to the beginning, containing Twelve and Four Tenths (12.4) acres, more or less. Also conveyed herein is an easement to the said tract which is described as follows: Beginning at a point in the Eastern right-of-way line of Buffalo Road and 95 feet from the center of a culvert for the Herbert Walters Branch; thence following the Northern line of this 20 foot road, N. 51 – 50 E 300 feet to the Selbee line at an iron stake, 71 feet from the center of said branch; thence S 31 – 30 E 20 feet to an iron stake; thence S 51 – 50 W 300 feet to an iron stake; thence N 12 W 20 feet to the place of beginning. This being part of the same land conveyed to Cora Lee Walters by Deed dated the 10th day of July, 1966, by Ike W. Walters; which Deed is recorded in Deed Book 360, Page 288, Wayne County Clerk’s Office, Wayne, West Virginia. Subject to restrictions, reservations, easements, covenants, oil, gas or mineral rights of record, if any. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 1058 Buffalo Creek Road, Huntington, WV 25704-9612. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition.
