NOTICE OF TRUSTEE’S SALE NOTICE IS HEREBY GIVEN that by virtue of authority vested in the undersigned Trustee by that certain Deed of Trust executed by Ashley N. Slone and Jason Slone, to W. Merton Prunty, Trustee, dated the 14″‘ day of December, 2018, and recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Trust Deed Book No. 805, Pg. 335, which conveyed unto the said Trustees the hereinafter described real estate to secure the payment of that certain indebtedness set out and described therein, and by Substitution of Trustee Agreement dated the 14th day of June, 2021, and recorded in said Clerk’s Office in Trust Deed Book No. 837, Pg. 865, wherein the undersigned Trustee was appointed as successor to W. Merton Prunty, Trustee, and default having been made pursuant to said Deed of Trust, said Substitute Trustee, Paul J. Prunty, as Trustee, having been requested so to do by the owner and holder of said indebtedness, shall sell to the highest and best bidder, on Monday the I9th day of July, 2021, at 10:30 a.m., at the east front door of the Courthouse of Wayne County, West Virginia, the real estate in Wayne County, West Virginia, and described as follows: All that certain tract, piece or parcel of real property situate in Union District, Wayne County, West Virginia, and being more particularly bounded and described as follows: BEGINNING at Twelve Pole Creek at the mouth of the first drain below the house on said premises; thence up said drain with its meanders and across the railroad at the road crossing just below said house to the fence running up the hill from the right of way of said railroad; thence up the hill with said fence to a hickory to end of a cliff of rocks; thence around the hill with said cliff of rocks in a southerly direction to the lands of the Norfolk and Western Railway; thence down the hill with said lands of the right of way of said company; thence crossing said right of way with the lines of the lands of the railroad company to Twelve Pole Creek where a beech formerly stood; thence with the meanders of Twelve Pole Creek to the BEGINNING, containing THREE (3) ACRES, being the same more or less; (Bolded portion inadvertently omitted in prior deeds); TERMS OF SALE: Cash in hand on day of sale, subject to real property taxes assessed and unpaid against said property.
