TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 6, 2015, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2571, at Page 159, Sharon K. Russell did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on October 18, 2021, at 1:00 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Guyandotte District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situate in Guyandotte District, Cabell County, West Virginia, as shown on a map of CAMPBELL PARK SUBDIVISION as recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Map Book 2, at Map 194, as PART OF LOTS 11, 12 and 12 and being more particularly described as follows: BEGINNING at a point in the North line of Lot 13, said point being N. 81 35′ E. 48.35 feet from the N.W. corner of Lot 13; thence from said Beginning and with the North line of Lot 13, N. 81 35′ W. 56.55 feet to a point; thence S. 8 04′ W. 147.00 feet to a re-bar; thence parallel to and 23.00 feet North of the South line of Lot 11, S. 81 35′ W. 57.6 feet to a re-bar; thence N. 7 39′ W. 147.00 feet to the place of BEGINNING, EXCEPTING a 15 foot road easement for right-of-way to land west of the above described property, said centerline of easement being parallel to and 83.20 feet north of the South line of the above described property. EXCEPTING also a five (5) foot easement for utility line adjoining the South line of said above 15 foot road easement. TOGETHER WITH the right to use in common with others a 15 foot road easement leading to Locust Terrace. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 6743 Locust Terrace, Huntington, WV 25705. AND BEING the same real estate which was conveyed to Joney E. Russell, by Deed dated August 19, 1992, from Edward J. Derwinski, as Secretary of Veterans Affairs, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 951, at Page 464. The said Joney E. Russell passed away from this life on November 22, 1996 and pursuant to the laws of intestacy, title vested in Sharon K. Russell. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
