TRUSTEE`S SALE OF 1820 PEA PATCH RD JEWELL RIDGE, VA 24622 Pursuant to the terms of a certain 1 Deed of Trust, in the original principal amount of $57,500.00 , dated January 13, 2006, and recorded in the Clerk’s Office of the Circuit Court of Buchanan, Virginia (the “Clerk’s Office”), as Instrument Number 060000738, default having been made in the payment of the note thereby secured, the undersigned Sole Acting Substitute Trustees, pursuant to the request of the holder of the Note thereby secured, will offer for sale at public auction outside of the Buchanan Circuit Court, located at 1012 Walnut Street, Grundy, VA 24614 on April 23, 2015 at 12:00 PM, the property briefly described as 1820 PEA PATCH RD, JEWELL RIDGE, VA 24622, and more particularly described in said Deed of Trust as follows: Lynn Camp Branch of Dismal River, a Tributary of the Levisa River, in Buchanan County, Virginia, Beginning at an Oak at the Road on State Line Ridge, 150 feet, more or less, up said road from the beginning corner of the 15 Acre tract of land included in this conveyance; thence down the Hill on the Lynn Camp side with the line of Jack Wimmer and the line fence to a poplar at Lynn Camp Branch; thence down and with said Lynn Camp Branch to a stake in Lynn Camp Branch, a corner of Flem Jones, and also a corner of the 15-Acre tract of land included herein; thence down and with said Lynn Camp Branch to a Stake to the line of Clarence Cooper; thence in an easterly direction with the line of the said Clarence Cooper to an Oak, a corner of R. B. Day; thence leaving the line of R. B. Day and running down the hill to a stake in a small hollow; thence up the hill on the other side of said small hollow to a stake at the road on state line ridge; and thence with said road to the beginning corner, containing 16 acres, more or less, with improvements thereon.
