The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated May 24, 2012, and duly recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed of Trust Book 1874, at Page 66, Eran A. Guse and Karen A. Guse did convey unto Otis L. O’Connor, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Monongalia County Courthouse, in Morgantown, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Union District, Monongalia County, West Virginia, and more particularly described as follows:

All that certain lot or parcel of real estate lying and being situate in Union District, Monongalia County, West Virginia, and being more particularly described as follows, to-wit:

Lot No. 16 of Imperial Woods, a plat of which was prepared by Dunbar, Baker and Associates, October 9, 1962, which plat is of record in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Map Cabinet 1, Envelope No. 207-A, and in Deed Book No. 624, Page No. 154, which said lot is further described as follows:

BEGINNING at a point on the southern edge of what was previously named Woodland Road and is presently named Pine Tree Lane, corner to Lot No. 15; thence with the western edge of said Lot No. 15, S. 16 deg. 26′ W. 226.60 feet to the outline of Imperial Woods, and with the same outline of Imperial Woods N. 65 deg. 30′ W. 129.39 feet to the eastern edge of Lot No. 16; thence with the eastern edge of Lot No. 16 N. 16 deg. 23′ E. 202.22 feet to the edge of Woodland Road/Pine Tree Lane; and along the road S. 76 deg. 20′ E. 128.22 feet to the place of beginning, also known as Lot No. 16, Imperial Woods, containing 27,526 square feet.

This conveyance is made subject to any and all existing reservations, restrictions, rights-of-way and conditions as are contained in the chain of title to said property.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 122 Pine Tree Lane, Morgantown, WV 26508.

AND BEING the same real estate which was conveyed to Eran A. Guse and Karen A. Guse, by Deed dated July 17, 2008, from Sandra S. Gutmann, and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1369, at Page 576.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
