NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated February 24, 2011, from M & K Ventures, LLC and Michael R. Cox to Karen Wimmer and A. G. Hill, Trustees, of record in the office of the Clerk of the County Commission of Mercer County, West Virginia in Trust Deed Book No. 1207, at page 502, and Trust Deed Book No. 1206, at page 769, securing a promissory note in the principal amount of $1,250,000.00 payable to New Peoples Bank, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by New Peoples Bank, Inc., the undersigned Successor Trustee will offer for sale at the front door of the Mercer County Courthouse in Princeton, West Virginia on January 29, 2015 at 10:30 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, those parcels of real estate, together with the improvements thereon and easements and appurtenances thereunto belonging, known as Lots 1 and 2, Christie Manor shown on a map of record in the Mercer County Clerk’s Office as Microfilm Plat No. 11918, and which property is more particularly bounded and described as follows: BEGINNING at an iron pipe on the western boundary of Christie Manor Drive and being the northeast corner of Lot 1 and in the south line of Cumberland Road; thence with Christie Manor Drive, S. 30? 28′ E. 100 feet to a point in the north line of a Lot 3; thence with the north line of Lot 3, S. 60? 15′ W. 170 feet to a point; thence with the western line of Lot 2, N. 30? 28′ W. 100 feet to a point in the southern line of Cumberland Road; thence with the southern line of Cumberland Road, N. 60? 15′ E. 170 feet to the point of BEGINNING, containing 0.390 acres. And being the same real estate conveyed to Michael Cox by Deed of William S. Winfrey, dated August 5, 2010, of record in the aforesaid Clerk’s office in Deed Book No. 953, at page 709. This parcel of real estate contains underground storage tanks for the storage and sale of hydrocarbon fuel, including gasoline and diesel. Terms of the sale: cash on date of sale.
