NOTICE OF SUBSTITUTE TRUSTEE’S SALE OF REAL ESTATE LOCATED AT 172 BAYTREE ROAD, CEDAR BLUFF, VIRGINIA In execution of a Credit Line Deed Of Trust dated November 15, 2013 and recorded in the Clerk’s Office of the Circuit Court of Tazewell County in Deed Book 2013, at page 21625, Rodney L. Fuller and Tracie M. Fuller conveyed to C. R. Bolling as Trustee the following real estate, to-wit: All those certain lots or parcels of real estate, with all improvements thereon and all appurtenances thereunto and easements benefiting the same, located at or near Raven’s Nest Branch in Tazewell County, Virginia and being more particularly described as follows: TRACT NO. 1: BEGINNING at a stake in lineof Norfolk and Western right of way, thence N. 15? W. 193-1/2 feet to a stake; thence N. 17? W. 158 fet to a stake; thence N. 22? W. 105-1/2 feet to a stake; thence N. 37? W. 63 feet to a corner of coal house; thence N. 83? W. 56 feet to a stake corner garden fence; thence S. 27? E. 318 feet to a stake on side of hill; thence S. 40? W. 104 feet to a stake near top of hill; thence S. 10? W. 182 feet to a stake in the N & W line; thence with Two (2) courses of the Norfolk and Western to the Beginning corner and said to contain Three (3) Acres, more or less, which land is sold by the boundary and not by the acre. TRACT NO. 2: BEGINNING at a corner of the Coal House of Mrs. Amanda E. Sparks and Jno. N. Beavers; thence E. 345 feet to a rock cliff marked on top of the hill; thence S. 20? E. 66 feet with the top of hill to a stake; thence S. 40? W. 191 feet to a line of Norfolk and Western right of way; thence with this line to a stake, a corner of Mrs. Sparks and Jno. N. Beavers; thence with their said lines to the Beginning corner and said to contain Two (2) Acres, more or less, which land is sold by the boundary and not by the acres. The courses referred to above are of record in the Tazewell County Clerk’s Office in Deed Book 107, at page 157. TOGETHER with that certain right-of-way conveyed to R. M. McNeer (now deceased), and Bertis S. McNeer, husband and wife, as joint tenants with right of survivorship by Glenn E. Beavers, his wife, Mintie Beavers Lowe, widow, and Amanda Beavers Sparks under date of March 1, 1952 and more particularly described as follows: “A right-of-way to be used in common with the parties of the first part, their heirs and assigns, as now located and used, leading from the house and three-acre tract of land conveyed to the parties of the second part by Amanda E. Sparks (same person as Amanda Beavers Sparks) and husband, by deed dated the 23rd day of February 1952, and of record in the Office of the Clerk of the Circuit Court of Tazewell County, Virginia, to and connecting with the right-of-way of R. M. Sparks, and which said right-of-way shall be subject to gates to be erected by various owners of the property through which right-of-way passes. This property is subject to and the beneficiary of each of the conditions, covenants, easements, exceptions, reservations, restrictions, rights of way, and other matters of record in the chain of title as the same may lawfully apply. It also is identified as being Tazewell County Tax Parcel 107-A-0113.
